Radon Testing
Radon Testing - $150
Radon is a cancer-causing, radioactive gas.
You can't see radon. And you can't smell it or taste it. But it may be a problem in your home.
Radon is estimated to cause many thousands of deaths each year. That's because when you breathe air containing radon, you can
get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United
States today. Only smoking causes more lung cancer deaths. However, IF you also smoke and your home has high radon levels, your
risk of lung cancer is especially high.
Radon can be found all over the U.S.
Radon comes from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon
can be found all over the U.S. It can get into any type of building — homes, offices, and schools — and result in a high indoor
radon level. But you and your family are most likely to get your greatest exposure at home, where you spend most of your time.
Pre-Listing Inspections
Pre-Listing Inspections - Call for Rates
Having a pre-listing home inspection before listing your home for sale can benefit you greatly. Eventually your buyers are going
to conduct a home inspection. By you having an inspection done before you list, you will know ahead of time what a buyer will
find and make necessary repairs and potentially avoid delaying or even killing the sale.
In addition, having a pre-listing home inspection performed helps in many other ways:
- It allows you to see your home through the eyes of a critical third-party.
- It helps you to price your home realistically.
- It permits you to make repairs ahead of time so that:
- Defects won't become negotiating stumbling blocks later.
- There is no delay in obtaining the Use and Occupancy permit.
- You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
- It may encourage the buyer to waive the inspection contingency.
- It may alert you of items of immediate personal concern, such as safety hazards or surprise defects that need attention.
- It may relieve prospect's concerns and suspicions.
- It reduces your liability by adding professional supporting documentation to your disclosure statement.
- It may alert you to immediate safety issues before agents and visitors tour your home.
Careful consideration of these points will help the seller see it is more of a benefit to inspect than not to inspect. More and
more people are choosing to have a pre-listing home inspection in order to avoid the problems of killing the deal with surprises. The trend of seller's having pre-listing inspections prior to listing their home is becoming more popular and will increase rapidly as the marketplace feels the positive impact it is having.
